Intersect Management, LLC is an established real estate consulting firm focused on providing its clients with services that support the planning and execution of their development, expansion, relocation, and renovation objectives. This ultimately leads to a Project Management function, which is why Intersect is looking for a student intern, who can apply educational learning and a dynamic personality to lean-in and learn what it means to be a commercial real estate project manager. The Intern Project Manager provides support to Intersect project management, where expectations range from client support, project delivery and deliverables, contract and resource management, business development, and various other areas of focus. Within this role, you will:

Client Support

  • Learn what it means to maintain full accountability to the project, client, and Intersect senior leadership.
  • Understand communication style to optimize and meet client expectations.
  • Witness what it means to oversee the project design to ensure client program and vision are clearly interpreted into contract documents.
  • Learn how to proactively identify and mitigate direct and indirect project risks.
  • Experience cost control and change management measures to minimize clients’ exposure to cost increases.

Project Delivery

  • Review project plans and specs to understand increasingly technical or technically complex environments, representing Intersect Management as a forward-thinking and sustainably driven leader.
  • Assist in developing/administering potential RFPs and providing bid analysis to justify selections.
  • Garner experience reviewing designs, cost estimates, schedules, contracts, and leases to extract key insights and provide value to the project team/delivery strategy.
  • Experience the construction process via job walks to ensure schedule and quality objectives are consistently being met.
  • Understand what it means to provide quality deliverables in a team environment with an aim of always exceed expectations.
  • Learn what commissioning and the project closeout processes consists of, and how to manage them effectively.

Contract + Resource Management

  • Experience what contract and cost management is, what negotiations might look like within a given situation, change order review, and how to negotiate equitably fair decisions.
  • Learn how to develop and maintain project budgets and schedules.
  • Form a preliminary understanding of schedule management by learning some of the soft skills within Intersect’s analytics and AI-based schedule management tool.
  • Witness how to enforce contracts and leases. Assist in the negotiation of each.

Business Development (BD)

BD is a big part of what we do as project managers. It helps to foster community, advances your professional network, and ultimately develops business for Intersect. We are more effective project managers when we have relationships with the people around the table.

  • Attend events, time permitting, to get a sense of the professional organizations that matter to Intersect and the industries we serve.
  • Learn how to help drive and build market position by identifying, developing, defining, and obtaining new business leveraging professional relationships.
  • Supports advancement of Intersect Management business development strategies, including lead follow-up and relationship development.
  • Time permitting, attends regularly scheduled industry and Intersect Management-sponsored happy hours and events.

Soft Skills

  • Communicates effectively, whether verbally or in writing, with precision and awareness of the effects on the recipient/reader.
  • Prioritizes workload and responsiveness in such a way that exceeds Intersect Management's expectations.
  • Meets all deliverables and meeting commitments, and responds to e-mail inbox ASAP.

  • Recording billable and non-billable hours daily to enable accurate client billing and Intersect recordkeeping.

  • This is NOT a remote work position.

The Intern position is hourly, with a schedule to be negotiated but expected at a rate of 20–30 hours per week, during the summer break. Intersect will pay $20 per hour without benefits.
