Position: Acquisition Sr. Associate – San Diego, CA

About the Role: The Acquisition Senior Associate is a key member of the ColRich acquisition team, responsible for identifying, analyzing and securing investment opportunities. This role involves sourcing potential acquisitions, conducting market research, financial modeling and collaborating with internal and external stakeholders to execute multifamily real estate transactions. The ideal candidate is highly analytical, detail-oriented, personable and passionate about multi-family investment & development.

Specific responsibilities include:

Deal Sourcing and Evaluation

  • Identify potential multifamily acquisition opportunities through market research, networking and partnerships with brokers and industry contacts.
  • Develop strategies for the repositioning of assets through strategic renovations and operation focused initiatives
  • Conduct property due diligence, including reviewing rent rolls and leasing reports, operating reports, comparable sales, building code and zoning regulations, property condition assessments, environmental reports and estimations on replacement & renovation costs
  • Monitor local market trends and economic indicators to identify submarkets with growth potential

Financial Analysis and Modeling

  • Develop and maintain detailed financial models to evaluate the feasibility and profitability of potential acquisitions
  • Analyze project cash flows, return metrics and other financial performance indicators
  • Provide recommendations to senior leadership based on data-driven analysis

Transaction Management

  • Assist in negotiating term sheets, purchase agreements, and other legal documents related to acquisitions
  • Coordinate with legal, finance and operational teams during the closing process to ensure timely and efficient execution
  • Perform periodic portfolio level valuations of existing assets

Collaboration and Communication

  • Work closely with internal teams, including finance and asset management to align acquisitions with company objectives
  • Build and maintain relationships with brokers, investors and other key stakeholders

Requirements:

  • Minimum of 5 years of multifamily transaction experience
  • Bachelor’s degree in Finance, Economics, Business Administration or related field
  • Travel 1 – 2 times per month
  • Highly proficient in Excel and advanced financial modeling
  • Strong understanding of finance concepts, including discounted cash flows, IRR’s, equity multiples, loan sizing and investment waterfalls (promote modeling)
  • Exceptional communication and interpersonal skills to manage and strengthen investor relationships
  • Highly organized, detail-oriented and capable of managing multiple priorities

Benefits:

  • Base salary and discretionary annual bonus competitive with industry standards

$120,000 - $160,000 depending on experience
